Current market conditions offer new opportunities for businesses, especially smaller companies that were previously priced out. They now have access to more desirable spaces, with landlord incentives and concessions at a 10-year high according to Stream Realty Partners.
While tech giants no longer routinely lease entire buildings, Austin remains a compelling destination. Last month, Elon Musk announced plans to relocate the corporate headquarters of the social media platform X to Austin. Known for his preference for in-office work, Musk’s company is reportedly seeking 100,000 square feet of space, according to the Austin Business Journal.
Dynamic Spaces Continue to Attract Workers and Employers
Remarkably, downtown Austin has rebounded to 95% of pre-pandemic visitor activity level thanks to its thriving tourism industry and cultural amenities. With over 15,000 residents, downtown Austin has welcomed more than 1,000 new residents in the last year, according to the Downtown Austin Alliance. This growth is set to continue with more than a dozen projects under construction including 3,000 residential units, office and mixed-use high-rises, and park spaces.
To tackle affordability challenges associated with the high cost of land and construction, the Downtown Austin Alliance has begun using vacant storefronts and unused spaces in older buildings to create opportunities for small businesses and creative professionals. Programs like the Downtown Austin Space Activation Program (DASA) have connected entrepreneurs, small businesses, and creatives with opportunities like pop-up retail shops, artist residencies, networking events and interactive exhibits, all contributing to a rich downtown scene.
Beyond Austin, new mixed-use developments with office components continue to multiply in suburban communities including Cedar Park, Kyle and Leander. High interest rates have slowed the pace of the new development, but suburban communities remain committed to expanding live-work-play options that enable companies to offer their workers the walkable amenities they want without the long commutes to the office.

An abundance of new apartments hitting the market have helped push the average rent down by 6%. Median home prices have fallen from pandemic highs and remain lower than many coastal cities, but high interest rates have kept many buyers from enjoying significant savings even as prices have dropped and the number of homes on the market have increased.

This includes encouraging the City of Austin to adopt a new proposed police contract that balances community oversight with enhanced support and recruitment for law enforcement officers.
